Tuning your piano on a regularly basis is very important for the frame/strings/wood as regular tunings will help stabilize the piano at the correct tension weight. We tune to A440 also known as concert A. As that is the standard tuning since 1939.

Regulation is the mechanical system of your piano that needs tended to periodically to ensure your piano is feeling and playing as the manufacturer intended.
There are three inner workings for Regulating a Piano they are the Action, Trapwork, and the Damper System.
The action is the mechanical part of the piano that transfers the motion of the keys to the hammers that strike the strings. It is comprised of over 9,000 parts which require adjustments at critical tolerances to be able to respond to a pianist's every command.
Trapwork consists of the Pedal System that controls the dynamics and sustain
The Damper system is everything that stops the vibrations of the strings.

A voicing is when your pianos hammers density are adjusted to change, improve the tone.
Ever have a very tinny, twang, or very quiet piano? This is what a voicing will fix!

Strings break. Usually due to age or irregular piano tunings.
When a piano does not get tuned, a "Pitch Raise" will be needed. Adding the tension back to the pianos frame and sound board will cause strain. Where some strings will not move (stretch) due to the age of the piano and break.
Another reason is having an inexperienced tuner. Tuning without moving the strings up and down at an evenly rate during the piano tuning process can cause a break.
